For agents and brokers
Do you pay a co-broke? +
No. We sell direct and the discount is in the price, so there is no commission coming from our side — what you earn is between you and your buyer. What we do commit to is the registration: you register your buyer against a property and that registration stands, so nobody goes around you to your client.
Will you go around me to my client? +
No. A registered buyer belongs to the agent who registered them for that deal. We are not building a list at your expense; we are trying to move houses quickly, which needs you to keep bringing buyers.
Is there a listing agreement? +
No. We own the house — it is in our own inventory — so we are the seller. There is nobody behind us to manage, and no listing to negotiate.
Can my buyer use financing? +
Hard money works. Conventional bank financing usually does not — the timeline is too long and these houses rarely appraise in their current condition. If your buyer needs a bank, tell us early and we will say honestly whether the deal survives it.
About the properties
Why are they discounted? +
Because the seller is buying speed and certainty. Foreclosure, a tired landlord, an inherited house nobody wants to maintain — we buy quickly for cash and pass the discount on rather than retailing them ourselves.
Why not keep the best ones? +
We do keep some — a number of what we buy stays in our own portfolio. The rest we would rather turn over quickly than hold, because capital sitting in a house is capital not buying the next one.
Are these on the MLS? +
Almost never. We work directly with owners, which is the reason the price works at all.
Can we see the property? +
Yes. Access is on the deal page — usually a lockbox, call for the code. Bring your contractor; we would rather you inspect it properly than back out at day six.
Making it happen
How do I make an offer? +
Call, or send it through the form on the deal page. Deals go to whoever commits first with money that can actually close, so speed matters more than the last thousand dollars.
What does it cost to work with you? +
Nothing. There is no fee to be on the list, and no buyer fee. We make our money on the difference between what we bought the house for and what we sell it for, and that is already in the price you are quoted.
How often do new ones come up? +
It varies with what our acquisitions team finds — some weeks two, some weeks none. The list is how you hear about them; the website is where they end up if they last that long.
